With the exception of a re-evaluation year, New Jersey property owners must prove that their Assessed Value is in error by more than fifteen percent (15%) in order to succeed with a Tax Appeal.
We do not believe that you should expend money on an appraisal or legal fees unless you are confident that you can prove your case. Therefore, on residential properties we provide a very low cost research-analysis service, including comparable sales to determine if you have a case. We will utilize only those sales that occurred prior to the effective date of your assessment, as only those sales will be recognized by the County Tax Board.
When the research-analysis report is completed you have the option of (1) Processing the appeal yourself, (2) taking the research to a Tax Appeal Attorney or (3) Authorizing Bergen-Essex Tax Appeal Service to handle the appeal. If you choose option (3) and we are satisfied that you have a case; we will handle the appeal on a contingency fee basis. In other words, there will be no fee unless we are successful.
